Naming the ant before buying anything
Four quick checks settle most identifications. Size first: a quarter inch or larger and black means carpenter ant, and it belongs to a different conversation than everything else on the list. Smell second: crush a small dark ant on a paper towel, and a rotten coconut odor confirms an odorous house ant. Debris third: fine grit pushed up through a sidewalk or slab joint points to pavement ants below the concrete, while coarse shavings mixed with insect parts point to a carpenter ant gallery in wood above. Behavior fourth: very small pale ants that break formation and scatter when you get close are likely pharaoh ants, and that identification changes the plan immediately, because repellent sprays make them bud into new colonies. If you cannot decide, trap a few in a clear container rather than crushing them. Cornell's household ant list for the Northeast is long, and an inspector working from intact specimens can name a species in Yonkers far faster than one working from a description.

March and April bring the first movement as soil warms, colonies rebuild, and early scouts appear along baseboards. This is the least expensive moment of the year to treat, because populations sit at their annual low. May through July is swarm season. Pavement and odorous house ants fly during this window, and carpenter ant reproductives that developed the previous summer leave nests in spring or early summer. Winged ants at an interior window during these months are worth collecting rather than vacuuming. August brings peak foraging under highs near 84 degrees, along with heavy trail activity around trash areas, stoops, and shared entries. September and October are the best sealing months: trails are still visible, so you can find entry points, and there is time to close them before cold arrives. By December, outdoor colonies are done for the year, and anything moving indoors is nesting inside the heated envelope, which changes both the diagnosis and the urgency.

Multi-unit buildings turn ant control into a coordination problem. A pharaoh ant colony can occupy a wall void between two apartments, feed from three kitchens, and never leave the structure, which is why a resident with an immaculate unit can still have a trail. The standard failure is treating one apartment. Pressure in a single unit encourages the colony to split, and satellite nests set up further down the hall or on another floor, so the complaint list grows even as the first tenant sees improvement. The working approach is simultaneous baiting across affected units and common areas, with monitoring over several weeks and no repellent products anywhere in the plan. If you manage or own a building in Yonkers, ask the provider directly whether the plan is bait-only, how many placements go out, and how tenants will be told to leave them alone. If you rent, put your report in writing with dated photos, and ask whether neighboring units are being treated on the same schedule.
What a first visit and a written scope should include
Ask the company to start outside, even in a dense neighborhood. A written scope is also the only fair way to compare two quotes that sound similar over the phone.
Prevention for buildings on damp, hilly ground
Water control does the most work in this climate. Gutters that overflow during a heavy rain soak the wall below, and wood that stays wet is the reason carpenter ants pick one building over the next. Clear the gutters, extend the downspouts, and pay attention to where roof water lands on sloped ground, since runoff tends to collect against foundations on a hillside. Next, close the joints. Sidewalk and stoop seams, cellar window frames, and utility penetrations are the routes pavement ants and foragers use, and sealing them is cheap compared with repeat treatment. Third, handle waste and food in shared spaces. Rinsed recycling, closed bins, and clean trash rooms remove the reward that keeps trails alive in a building with many kitchens. Finally, inspect twice a year. A spring flashlight check of the cellar sill and a fall walk of the perimeter catch most problems while they are still small.
